Opportunity

Demand for student housing across Europe continues to outpace supply. Around 19 million tertiary students1 compete for an increasingly limited pool of modern, purpose-built accommodation, creating a shortfall of beds that’s expected to reach 3.2 million by 2030.2

This undersupply has been compounded by rising rents, a growing student population and continued pressure on wider residential rental markets, as students compete with other tenants for scarce housing.

Together, these dynamics are driving strong structural demand for professionally managed, high-quality student accommodation across Europe's major university cities.


Approach

In July 2025, Macquarie Asset Management (MAM) acquired and combined two specialist student housing operators in Europe to create Tribera, a vertically integrated platform spanning investment, development and property management.

Tribera’s strategy is to leverage its sector specialist team to identify and originate attractive real estate opportunities on behalf of its global capital partners - delivering scalable, long-term value creation for both the platform and institutional investors seeking resilient, growing cash flows.

Central to this is Tribera's integrated model, which brings investment, development and property management under one roof. Rather than outsourcing key functions, Tribera manages acquisitions, development and day-to-day property operations in-house. This enables closer alignment between investment strategy and execution and provides enhanced oversight across the full investment lifecycle.

This aligns with MAM's approach to the sector, which centres on active ownership, operational engagement and risk management, to deliver long-term value creation and generate positive outcomes.

Outcome

Tribera has established a scaled European student housing platform, with more than 11,000 beds currently under management across seven European countries. It is supported also by a growing pipeline of investment and development opportunities.3

The platform's combination of local operating expertise, development capability and institutional investment discipline has helped attract additional capital to support future growth.

In 2026, Tribera and Aware Super announced a partnership focused on German student housing, adding more than €1 billion of investment capacity and broadening the platform's institutional capital base.4

With a strong presence in key European markets and a disciplined growth strategy, Tribera is well positioned to help address the region's persistent undersupply of student accommodation.
