It has 700 overnight beds, 100 same day beds, 10 bariatric beds and 40 technical suites (operating, interventional and procedural rooms).
The RAH is SA’s greenest hospital and incorporates extensive environmentally sustainable design initiatives. It has been identified as a best practice model of green building principles by the Green Building Council of Australia (GBCA). It has also become the first large-scale hospital complex in Australia to achieve a 4 Star Green Star ‘Healthcare As Built’ rating from the GBCA.
The RAH is managed under a Public Private Partnership model which was awarded to Celsus in 2011 by the State of South Australia under a 35-year contract until 2046. Celsus is the special purpose vehicle responsible for managing the consortium that designed, financed, and constructed the RAH, and now operates, manages and maintains the world-leading facility under a c.30-year contract until 2046.
Following the construction and commencement of operations at the RAH, Celsus was seeking to undertake a full refinancing of their debt facilities.
With Celsus’ existing debt facility maturing, Macquarie performed under a tight deadline during disruption due to COVID-19 to deliver competitive pricing and terms providing Celsus shareholders improvements on terms which were realised through improvements to investor returns.
A key part of the transaction success was Macquarie’s working closely with Celsus to develop an innovative approach which included leveraging Celsus’ environmental and social credentials to raise green and sustainable financing, which has become increasingly important to lenders as they seek to ensure their portfolios meet evolving expectations regarding Environmental, Social and Governance (ESG) criteria.
Macquarie leveraged our unrivalled knowledge of local and international project finance markets and deep relationships to generate strong lender support for the transaction throughout stabilisation of market volatility from the COVID-19 pandemic.
Outcome
Celsus earned strong lender support for the transaction with >2.0x over-subscription and material improvements to pricing and terms.
The refinancing allows Celsus to continue serving the growing needs of South Australians while setting a global benchmark for future hospitals.
