Your borrowed principal amount stays 100% protected*. There are no margin calls and you can walk away from your investment without additional cost^.

* The Investment Loan is a limited recourse loan. This means any principal amount payable by the investor to the Loan Provider in respect of the Investment Loan is limited to the investor's Units and their proceeds. In other words, the investor will never be required to repay the borrowed investment amount using assets unrelated to their investment in the relevant Flexi 100 class. This does not apply to an Interest Loan, which is a full recourse loan.

^ Investors may withdraw on a quarterly basis. Prepaid interest on an Investment Loan will not be refunded. Investors will be required to pay any amount owing on their Interest Loan (if applicable).

ATO Product Ruling provides certainty over interest deductibility*.

PR 2017/2 does not cover all the tax consequences of an investment in Macquarie Flexi 100 Trust; in particular it does not cover the Walk-Away feature. The class of investors who can rely on the Product Ruling are those who (a) enter into the investment in the manner described in the Product Ruling, (b) at the time of entering the investment and on each interest payment date thereafter, have a purpose of retaining the investment until Maturity, and (c) at the time of entering into the investment, have a realistic expectation of deriving assessable income (other than capital gains) from the investment that exceeds the deductible expenditure incurred in connection with the investment.

There are risks associated with an investment through Macquarie Flexi 100.

  • Poor performance: The risk that the relevant Reference Asset does not perform well enough to make a gain on an investment.
  • Borrowing to invest: The risk that at Maturity, the total value of returns is less than the total interest payments and other costs, meaning that you will incur a loss on your investment. In addition, you should take into account relevant taxation considerations and the time value of money.
  • Creditworthiness of the Counterparties: The risk that the Counterparties who provide Flexi 100 with exposure to Reference Assets do not meet their obligations.
  • Early termination: Your exposure to the Reference Asset may be terminated prior to the Maturity of the Units in a number of circumstances outlined in the PDS. These can include a material change in the Swap Counterparty’s cost of hedging or ability to hedge its exposure, a change in the liquidity of the Reference Asset or a change in law (amongst other factors). In such circumstances, the Swap Counterparty may seek to terminate the Swap Agreement early. If this occurs, you will be required to repay the Investment Loan and any Interest Loan, your units will be redeemed, you will no longer have exposure to the Reference Asset or an entitlement to any further Distributions and you will not receive a refund of any prepaid interest.
  • Interest deductibility: The Australian Tax Office may adopt a position leading to the denial of part or all of your tax deductions for some or all of the interest expenses in relation to the investment, or with respect to the availability of any CGT discount on exercise of the Walk-Away feature.

Please note that Flexi does not invest directly in the underlying Reference Asset, but obtains exposure through a Swap Agreement and Collateral Agreement. The Australian Taxation Office has issued Product Rulings covering many classes of Flexi. A Product Ruling can provide certainty around particular tax consequences for investors who meet its requirements.* For example, past Flexi Product Rulings have confirmed that:

  • Interest on the Investment Loan will be deductible up to the applicable benchmark interest rate in the capital protected borrowing rules
  • Interest on any Interest Loan should be fully deductible, as the capital protected borrowing rules do not apply to this Loan.

An investment in Flexi is designed to be held to maturity. However, investors may exercise the Walk-Away feature on a Walk-Away Date.*

How to Walk-Away

  • Download the Walk-Away request form (all Classes)
  • Complete and sign the form
  • Send the form to Macquarie before the relevant Notification Date (set out below)

Please note Walk-Away requests cannot be withdrawn.

If an investor chooses to exercise the Walk-Away feature they will not be required to pay any further amount to the Loan Provider in respect of their limited recourse Investment Loan. However, they will not receive a refund of any interest prepaid or loan establishment fee on their Investment Loan. If investors have an Interest Loan, they will also be required to repay their Interest Loan plus any interest that may be applicable to the Interest Loan. If investors have any arrears amounts outstanding, they will also be required to repay this arrears amount.

Who may the Macquarie Flexi 100 Trust be suitable for?


An investment in Flexi is not a traditional investment product (such as a direct investment in Australian shares) and may not suit you if you do not have experience, and are unfamiliar with, investing in products that provide indirect derivative exposure to indices using financial instruments such as swap agreements and collateral agreements. Individuals and SMSFs3 should only consider investing in Flexi if they want:

  • to borrow to gain enhanced growth exposure to the investment opportunities
  • regular, predictable income to assist with interest payments4
  • the flexibility to exit early should their circumstances or market conditions change5
  • an investment that is potentially tax efficient6
  • an investment with a low initial capital outlay
  • portfolio diversification
  • to re-balance some equity holdings into a protected investment
  • to pay the cost of their investment monthly, via an optional Interest Loan
  • to hold the investment until Maturity.

1 The Investment Loan is a limited recourse loan. This means any principal amount payable by the investor to the Loan Provider in respect of the Investment Loan is limited to the investor's Units and their proceeds. In other words, the investor will never be required to repay the borrowed investment amount using assets unrelated to their investment in the relevant Flexi 100 class. This does not apply to an Interest Loan, which is a full recourse loan.

2 Investors may withdraw on a quarterly basis. Prepaid interest on an Investment Loan will not be refunded. Investors will be required to pay any amount owing on their Interest Loan (if applicable). Any distributions (where applicable) for the year will not be paid to investors should they choose to Walk-Away.  

3 Trustees of superannuation funds who propose to invest in Flexi should be aware of their obligations to formulate and implement an appropriate investment strategy that has regard to the whole of the circumstances of their fund and to act in the best interests of the members of the fund. 

4 Fixed distributions are payable to investors in 3.5 year classes only in the June 2018 Offer. There are no fixed distributions for 2.5 year classes. Distributions (if applicable) will only be payable to Investors who have chosen not to exercise the Walk-Away feature of the Investment Loan on or before the relevant Distribution Date. 

5 Investors may withdraw on an approximately quarterly basis. Prepaid interest on an Investment Loan will not be refunded. Investors will be required to pay any amount owing on their Interest Loan if they choose to Walk-Away. Any distributions (where applicable) for the year will not be paid to investors should they choose to Walk-Away. 

6 Interest on an Investment Loan may be deductible up to the Reserve Bank of Australia’s indicator variable rate for standard housing loans plus 100 basis points, being 6.80% as at April 2018.
